4) Please Fax contract, copy of the deposit check and Bank of America pre-approval letter to 888-716-0405. Be sure to provide an email address, cell phone number, and office number.
5) All cash offers require proof of funds to be submitted with offer.
6) Once the bank responds to your offer we will notify you preferably by email. It could be 2 days to 2 weeks depending on the banks work load. Multiple phone calls looking for "status" does not speed up the process!!
7) If you have questions about availability of property please check MLS as we pride ourselves in keeping it current. These types of calls are not returned due to volume!!
8) If you want to know what the "banks bottom line" is or what they'll accept, please be advised that the banks do not share that with us!
9) If you want to know if there are offers on a property, please be advised that we cannot return those calls due to the volume of contracts!! Please write offers as if there are offers in; write your best offer. Most properties sell at full price or higher and have multiple offers!!
10) If you want to know if we received your offer, please leave 1 message at (209) 839-2850 and if we haven't received it, we'll call you back. If you don't get a return call, then we've received your offer and submitted it.
11) Offers will not be submitted without submitting the appropriate prequalification and deposit check with the full offer as we will not piece your offers together. It must be a full package when submitted.
